Our goal is to have your Real Estate holdings reach their highest earning potential. Our Property Management Service can be customized to our clients’ needs; however, the basic services include:
· Placement of new tenants as necessary.
· Any advertising deemed necessary in order to procure new tenants.
· Monthly collection of rental payments.
· Disbursement of any authorized expenditures.
· Monthly statements reflecting both current and year to date income and expense figures.
· Owners income can be mailed, wired (additional charge), or directly deposited.
· We have craftsman of all skill levels and trades, available to provide any type of repair, maintenance or renovation service at or below market cost.
Our fee structure is simple. 10% of any rents collected. We do not charge commission on security deposits. Upon assuming responsibility of your property, tenants will be notified in writing of our takeover. They will be provided with self-addressed envelopes with which to make payments and they will be provided with contact information, so that they understand who to call with any issues pertaining to their tenancy. New accounts will be charged a $25 file set up fee for each existing tenant (waived for 4 or more units). We will collect 50% of the first full month’s rent on any new tenants placed during TLC’s management contract.
